Loon Estates Cooperative originally opened in 1965 and is now a 27-home, resident-owned manufactured home community. But that transition didn’t happen overnight. We formed the Loon Estates Cooperative, Inc. and started on the path to resident-ownership in 2013. That’s when, with the help of NH Community Loan Fund, ROC-NH and ROC USA, LLC, we purchased and took control of our community.
Now, the resident-owned community (ROC) is not only a successful business, but also a thriving neighborhood.
The process of the resident-owned community buying the land beneath our neighborhood brought this community closer together. Not only do we know far more of our neighbors than ever before, but we look out for one another, too. And with no outside landlord to report to, we’re the envy of other nearby manufactured home communities.
Our Member households elect our Board of Directors, and also appoints various volunteer committees to help with special projects, celebrations, community improvements and more. The Board submits a budget every year, and the entire Membership votes on it and any changes to the rent before the budget becomes official. We’re running the business that is our community on our terms, by our rules, for the betterment of ourselves and our neighbors.
Loon Estates is a well-established community in Northwood, N.H., for people who enjoy convenient access to the city, unique shopping experiences, and who also want to be close to an abundance of outdoor activities. We are a lakefront community on Northwood Lake and located just 22 miles from Concord. Loon Estates is an ideal spot for outdoor lovers with easy access to the beach and boating. Our water-front community offers communal dock space for small water craft, like jet skis. Northwood is also a great shopping area and features the most antique shops of anywhere in America. Known as Antique Alley, there are fun antique shops to choose from, all located along Route 4. We are five miles away from major grocery stores and only 16 miles away from shopping in downtown Concord.
University of New Hampshire and Southern New Hampshire University are both a quick drive from Loon Estates and offer a variety of academic programs to choose from right in our backyard. We are a family and pet friendly community with an ideal location to dog parks. Highway 4 is nearby, along with Interstate 93. Our community holds annual clean up days and in the summertime, and we love summer get togethers to gather and unite as a lake-front neighborhood. Swimming, boating and BBQs on Northwood Lake are just a few of the local activities at our fingertips.
Loon Estates is a well-established community for people who enjoy a welcoming neighborhood in an ideal location.
Ask anyone who lives in Loon Estates, and we’re sure they’ll tell you it’s a little slice of heaven.
We are currently in the middle of our 1.2 million dollar ARPA grant water and sewer upgrade. In 2023, we had brand new leach fields installed as well as a brand new water distribution system installed to every household. This spring, the construction company will be installing one more leach field, installing one more septic tank, working on fixing the soil erosion, and paving all the roads in the community. We expect this to be completed by June 2024. We are meeting on Saturday, April 13th, to vote on accepting a 1.3 million dollar loan with 70% forgiveness to install a nee well and treatment center. This would be completed this summer. Stay tuned for more information.
